Documentary support for the purchase of real estate
The buying process is as follows:
- The buyer chooses the property he likes.
- The lawyer concludes a contract that specifies the conditions of sale: the value of the property, terms, passport details of the buyer and other special conditions.
- After signing up the contract, the buyer must pay a fee – Stamp Duty, which is 0.5% of the contract value of the property.
According to the law, the contract must be registered in the Land Department within 21 days from the date of its signing.
The registration of the contract is carried out in order to protect the rights of the buyer, since after the registration of the contract the seller does not have the right to dispose the property, that is, to sell, pledge or burden in any other way.
- After registering sales agreement, the buyer becomes its owner. The registration of real estate in the name of the buyer in the Land Committee is handled by a lawyer who draws up the transaction.
- After receiving the keys of purchased property, the buyer pays VAT in the amount of 5% of the value of the property specified in the contract.
- It is advisable to issue a legal title (Kocan in Turkish) in your name.
